Our Process
|
|
Building a new home is both exhilarating and
stressful. At ZK, we work hard to alleviate as much stress as possible by
meeting with each of our buyers to discuss their vision for their new Houston
home. During this initial meeting, we listen.
|

Then, we take into consideration every factor, large
and small, to determine the right fit for your home and lifestyle. Building a
new home in Houston is one that requires a tremendous amount of scheduling,
coordination, and many skilled craftsman. Approximately 50-70 tradesmen are
utilized in the process. From the time your home's foundation is poured to the
moment that the sod is laid, your new Houston home goes through a nine stage
construction process resulting in the final product, a well-built and tastefully
designed new home. Because the homeowner is a vital part of our building
process, your satisfaction is always taken into consideration, and the ZK Homes
team will assist you throughout the construction process to ensure the final
product is one of luxury and that YOU - the homeowner - are satisfied.

We know you have many demands on your time. To keep
up with construction progress, you will have several tools, such as a personal
website portal for your home that allows all of the various members of the
building process to access online services through the Welcome Home portal on
the home page. This is a quick and efficient way for you to be “in the loop”
during the building process.

Our Houston residential construction is broken down
into important phases and critical path stages that track milestones in the
construction of the home. The completion of each phase represents the next major
step of the process. The following stages are our reference points in the
construction of your home with brief descriptions of what you might expect and
what it means in the overall completion of the home.
Stage 1: Plumbing Grounds-Foundation
Form boards are placed on the lot and then surveyed to ensure that the future
foundation adheres to all building requirements and has been placed on the lot
as planned. Plumbing systems will pass through the finished foundation, and all
plumbing within the foundation system is installed at this point. Once the
necessary inspections have been passed, the make-up of the future foundation is
prepared and inspected. Once all aspects of this critical step have been
inspected and approved, we proceed and pour. The finished slab is often allowed
to cure for several days to ensure that the desired strength is reached before
we begin framing. It is important to note that, during this extremely important
stage, our engineer is on site to inspect foundation make-up, attend our pours
to ensure proper concrete placement, and inspect the slab after the pour to
ensure that follow up work has been performed and is up to our standards.
Stage 2: Frame
There are several key steps in the frame stage: Frame, Cornice, Decking,
Exterior Doors and Roof Dry In. Framing, in essence, is skeletal system of the
home. The majority of your structural components will be installed at this
point. Cornice and Decking work is both structural and aesthetic. Cornice crews
will install all sheathing around the home, including all roof decking, and will
install the waterproofing/vapor barrier that protects the exterior of the home.
Roof decking is then installed and our roofing contractor will install the
roofing underlayment to dry-in the home. As with all major structural stages of
the home, the finished frame is inspected by our engineer to ensure compliance
with the engineered drawings. We do not proceed until we have reached a 100%
approval from our engineer.
Stage 3:
This stage is a very exciting stage as you get a great glimpse of what the home
is soon to become. Exterior finishes are applied, the roof should begin to take
shape, insulation is installed, and drywall is hung. With the installation of
the exterior finish and with exterior paint applied, you get a first look at
what the outcome will be. Upon the installation of drywall, the interior of your
home takes shape. It is at this point that you will be able to walk your home
and truly feel its flow and how it will “live”.
Stage 4:
During this stage, all interior doors are hung, cabinets and moldings are
installed, and the home receives its first coat of paint. It’s always provides
for excitement when you see your cabinets for the first time. Now you are able
to envision your home with furnishings and personal belongings. While the first
paint may get a bit of wear and tear in the next month or two, you’ll get a
rough look at your paint and your cabinet finishes.
Stage 5:
We close in on our last bit of rough construction before we begin the finish
work. At this point, countertops are installed, tile is installed, and aspects
of flooring will be installed.
Stage 6:
We refer to this stage as the “Trims Stage.”. While your home has been wired,
plumbed and ducted, it is time to put on the finishing touches. Lights will be
trimmed out, registers and return will be trimmed out, and your plumbing
fixtures will be installed. This, coupled with a few other touches, mean that we
are closing in on the finish line.
Stage 7:
Stage 7 consists of all finish work. The outside of your home is given the
finishing touches with stucco touch-up, walk and drive installation, landscape
and irrigation, and a fence install. The interior come to a close with carpet
installation, final cleaning, final touch-ups, hardware installation, and a few
other minor items. The home will be wrapped up, and our team will spend time to
make sure that your expectations are met.
